The landloard is going to sell the property so the agency bring the prospective buyers to see my rooms two times a week and this had been going on for nearly a month. Once I ask from him whether he can make it only once a week as it's quite annoying for me and my flat mates. But what he has done to me is so rude to me and never let me even negotiate and he still insist to do the same.

I don't feel comfortable and privacy at all. It does't seem this unit is under my lease even if I am still paying the same rent, as I have to open it to show people two times a week and it has been going on many weeks already.

I understand that this is the right for agent to do so, but at least once I raise this case and ask him for lesser inspection, he refuse and being rude to me and said to me that I am breaching the contract.

I'd takeover from someone after 3 month i found that the master room toilet have problem so i told the reception let agent to inspect after they sent handyman to inspect the agent complain me late to tell that then all fixing fee had to charge on me total $2500 i try to explain and negotiate to them but they said my duties to pay pls tell me this case thank ka

The same case happened to me last 3 years.  It was a unit in the peak apartment and the agent is Key real estate ( something like that).   It was a chinese agent.

Eventually, they kicked us out by the reason that we did not keep the room clean, but actually we did.  They made it up so as to sell the room. Moreover, they gave us only 10 days after the noticed.  And yes, as a student, we did not know how to take actions against them. 

Anyways, We did breached of the contract in the number of people living in the unit, and we were aware of that such, if they sued us for the breach, it will be worse as penalise would be applied.  So, we finally moved aways.

hi , i am not the guy who start this thread but i am pretty experienced with  the real estates agent issues. For this is the answer for Istudent, you have the right to let the agent know that you not happy to let them inspect your place to many times a week. you have to tell them and give them your bottom line that you Do Not Want to have any Inspection. Beleive me if this is annoying you Tell the Agent that you already Discuss this problem with the Fair Trading and the Fair trading instruct  you about this.

I think, personally, we must ensure ourselves that we r not in any breachs of the leasing contract before seeking for any remedies.  Otherwise, the agent can take that breach against us.

So, if u r not in  breach of the contract, check carefully, the recommendation above will be appropriate.
